Leaseback property in France is currently coming back into the limelight. The French leaseback property scheme is supported by the French government and offers buyers of property in France at guaranteed rental yield of 4-5% in return for them leasing back their property to a rental management company.
The government frees up holiday rental accommodation making over-development unnecessary, the buyer gets a solid income plus usage of the property, and the rental management company gets a cut; everyone's a winner.
Another big hit about French leaseback property is that they are a hands-free investment. Owners simply enjoy their holidays, and enjoy the income when it is paid into their bank.
French leasebacks had fallen out of favour in recent times, because the 4-5% yield is pitiful in comparison to the 10% guaranteed yields that can easily be found on emerging market properties in Egypt and Turkey for example.
Among the risk-averse buyer of today however, a 4% yield guaranteed by the French government is a very safe option and returns a lot more than the 2% maximum being earned on bank-held savings. French leasebacks currently offer a wider choice of location than they used to, and today's investor can choose whether they want a ski holiday home, a beach holiday home or a city holiday home.
